FURTHER details on a proposed housing development in West Fife that will see 256 new-build homes built have been revealed.

Avant Homes Scotland has shared more information on their plans to deliver a £68m multi-tenure development off of Sunnyside Road in Cairneyhill. 

Managing director, Jim Wilkinson, said: “Cairneyhill is a wonderful place to live.

"It’s close to the coast, just a three-mile drive from Dunfermline and within commutable distance of Edinburgh. The location enables residents to enjoy the peaceful village life while still being close to bustling cities."

The housebuilder, who originally submitted plans for 156 homes on the 26.2-acre site in March 2021, has announced that the new development will be called Keelyside View.

Fife Council gave no determination for the original application - they put off a decision and issued 11 extensions of time requests - and eventually, they were withdrawn.

A new application was then submitted in May of this year which saw an extra 100 homes added to the plans.

Keelyside View will comprise a mix of two-, three-, four-, and five-bedroom homes and feature 13 of Avant Homes’ practically designed, energy-efficient house types.

These will include terraced, semi-detached and detached homes as well as townhouses.

Prices for the individual properties will be released if planning is granted, but of the 256 homes, a quarter have been designated for affordable housing.

Mr Wilkinson continued: “If planning is granted, Keelyside View will be a fine example of our commitment to providing quality new homes for everyone in popular locations where people want to live.

“Our proposed multi-tenure development features a mix of practically designed, energy-efficient house types that will appeal to first-time buyers, second-steppers, families and downsizers. We now look forward to Fife Council considering our plans.”

Vehicle access for the new development is proposed from Sunnyside Road and the plans also include a road bridge over the burn, traffic calming, parking courts, open space, 'character areas', landscaping and planting, pedestrian and cycle links, drainage, public art and a play area.

On the application, a statement from Avant confirmed: "The revised design seeks to increase the total number of homes to 256.

"There is an acknowledged housing shortfall within Dunfermline and West Fife and the proposal will address identified gaps in housing provision whilst maximising potential use of the land.

"This is particularly relevant for the provision of affordable homes and a range of size of homes for families.

"The site will deliver a high-quality mix of new housing, as well as a 25 per cent on-site provision of affordable homes, in line with Fife Council’s expectations.

"New usable open space will provide valuable amenity areas for new and existing residents and landscape buffer planting will soften the impact of the development along the boundary to the south and west.

"Pedestrian connectivity will be greatly enhanced, and will enable connections to the north, south, east and west of the site, connecting to the wider core path network and enabling new safe routes to school."
